Guildford Timber Frame has won a major contract to supply and erect a five-storey timber frame apartment complex for Milford Homes.

The finished project in Purley, London, will comprise two buildings containing 76 apartments and penthouses, plus Milford Homes’ new head office.

The construction on a 6,115m2 brownfield site, will be in two phases with the first building due for completion in the autumn and the second starting in the summer.

Both buildings will be based on a “bespoke energy efficient building system” devised by Guildford. The external walls will comprise 140mm stud frame, with breather paper, 9mm OSB external sheathing and an internal finish in plasterboard. The insulation will be a 140mm layer of mineral wool and the external finish a mix of render and lightweight cladding.

Floor cassettes will comprise 250mm Masonite beams and internal walls 89mm stud frames finished in plasterboard.

“As with all our projects we chose timber frame for this development because it offers fewer defects, greater design flexibility and faster build times than other construction methods,” said Milford Homes managing director Chris Dawes.

“Guildford’s design team worked closely with us and developed a unique timber frame design that exactly meets our vision.”
