Four Scottish companies will deliver the £245m Athletes’ Village for the Glasgow 2014 Commonwealth Games. One of their targets is to construct the units to the predicted 2013 Scottish Buildings Regulations, which aim to reduce carbon emissions by 60%.

One of these companies, CCG (Scotland) Ltd, in conjunction with its specialist offsite manufacturing division, CCG (OSM) Ltd, will provide 237 of the houses required. The houses will all comprise timber frame closed panels and ITW Industry’s SpaceJoist floor cassettes and roof cassettes.

ITW’s SpaceStud has been selected for the timber frame walls because of its low thermal conductivity – it can achieve a U-value of 0.15W/m²K. The SpaceStud is made up of 63mm timber separated by 55mm steel SpaceStud clips with polystyrene insulation inserted between the timber and clips. Mineral wool fills the timber frame panel between the SpaceStuds.

A mechanical ventilation and heat recovery system will be installed in every house and CCG (OSM) specified the 304mm-deep SpaceJoist open web floor joists to accommodate this, as the design of the joists allows the ductwork to pass through the floor zone without any drilling on site.

SpaceJoists’ structural span capabilities also reduced the number of internal load-bearing walls required, offering internal layout flexibility to the eventual inhabitants.

Production of the engineered floors, walls and roofs started in January, and the last kit will be delivered in July 2013.
